Rents Decline For First Time in 5 Years

With the increasing unemployment rate and recession, people are not much willing to spend for an expensive apartment. This gradually resulted in plummeting of home rentals all over the country.

According to a study by Reis Inc, the rents of the apartments had declined for the first time in five years. Asking rents fell 0.1 percent in the fourth quarter of 2008 from the third quarter, to $1,052 on average. The trend is similar with the effective rents (rent actually paid by tenants) as they fell 0.4 percent from previous quarter to $996 on average.

At the same time there has been an increase in vacancy rate. It is estimated that vacancy rates rose to 6.6 percent from 5.7 percent just a year ago.

The unemployment rate is the major reason behind this. According to US bureau of Labor Stats, the number of unemployed citizens increased from 632,000 to 11.1 million, with the start of the recession.

Consistent Driving For a Safer Drive

These days’ people are growing so impatient, that they really avoid caring some crucial things. And very often they pay for their negligence by hurting themselves or others around them.

Safer driving is always the result of good attitude of the drivers. If some person on a busy traffic makes some adverse change in his attitude, then he may be the cause of a sever accident that follows. It is very important to behave towards others as you like them to behave towards you. Things like flashing headlights, tailgating, severe honking, etc. are very unethical forms of driving.

While driving on roads always maintain some good habits. Consistent driving is always proved to be safer on busy roads. When you play with the speeds of your car, you are probably likely to end up in a serious accident. Always match on your speed with the surrounding vehicles. Make sure that you are providing your fellow drivers all the required information if you are putting on some change like changing road, decreasing speed, etc.

Opium Wars - The Legendary War Fought In The Name Of a Drug

To what extent do you know opium? Most probably many people know that opium is the crude product of harmful drugs like morphine and heroin which are very fatal drugs. An opiate or a opium abused can be find out using a drug test kit. If you have got a chance to read about Wilkie Collins’ The Moonstone, an epistolary novel, generally considered the first detective novel in the English language, you will probably know much about its affects.

But how many of you know that there were two great wars taken place in history in the name of this drug, generally called as Opium wars. There was first opium war which was fought between 1839 to 1842 and second opium war fought between 1856 to 1860. Though not popular as the world wars they helped the British to take over the great China. The first opium war was between Britain and China to end China’s restrictions on foreign trade and smuggling of opium into its country by British. In 1856 a second war broke out following an allegedly illegal Chinese search of a British-registered ship, the Arrow, in Guangzhou.

Bill Gates Is Richest Again

Its all the stock market game. When Bill Gates fell to 3rd position in Forbes list and made Buffet the top Billionaire, it was the stock market and the company shares of respective personalities that made them stand those positions. Its again the stock markets when Bill Gates is the richest again and Warren Buffet was pushed to 2nd position. But I really appreciate this man Buffet because he made the American stocks-market stand with his $5 billion investment. This is really a big risk at this time. But my friend Buffet is a master of this play. However Forbes says that rich haven’t gotten richer or poor-poorer. Thanks to the Stocks-Market of America and the international oil prices. The average net worth of the Forbes 400 is $3.9 billion.

Diabetic Diet

The diet most often recommended for people who suffer from diabetes mellitus is high in dietary fiber, especially soluble fiber, but low in fat (especially saturated fat). Patients may be encouraged to reduce their intake of carbohydrates that have a high glycemic index. However, in cases of hypoglycemia, they are advised to have food or drink that can raise blood glucose quickly, followed by a long-acting carbohydrate (such as rye bread) to prevent risk of further hypoglycemia.

Early History Of Diabetic Diet
There has been long history of dietary treatment of diabetes mellitus - dietary treatment of diabetes mellitus was used in Egypt as long ago as 3, 500 B.C., and was used some 2, 500 years ago. In the eighteenth century, these authors note argued that calorie restriction in the diabetic diet could reduce glycosuria in diabetes. However, more modern history of the diabetic diet may begin with Frederick Madison Allen, who, in the days before insulin was discovered, recommended that people with diabetes ate only a low-calorie diet to prevent ketoacidosis from killing them. This was an approach which did not actually cure diabetes; it merely extended life by a limited period. The first use of insulin by Frederick Banting in 1922 changed all that, and at last allowed patients more flexibility in their eating.

Carbohydrates
The American Diabetes Association in 1994 recommended that 60-70% of caloric intake should be in the form of carbohydrates. This is somewhat controversial, with some researchers claiming that 40% is better, while others claim benefits for a high-fiber, 75% carbohydrate diet.

An article summarizing the view of the American Diabetes Association contains the statement "Sucrose-containing foods can be substituted for other carbohydrates in the meal plan or, if added to the meal plan, covered with insulin or other glucose-lowering medications. Care should be taken to avoid excess energy intake." Sucrose does not increase glycemia more than the same number of calories taken as starch. Although it is not recommended to use fructose as a sweetener, fruit should not be avoided because of its fructose content. Benefits may be obtained by consumption of dietary fibre in conjunction with carbohydrate; as Francis (1987) points out, evidence suggests that carbohydrate consumed with dietary fibre will have a less major impact on glycemic rise than the same amount of carbohydrate consumed alone.

Free Trade

Free trade is a market model in which the trade of goods and services between or within countries flows unhindered by government-imposed restrictions. These restrictions may increase costs to goods and services, producers, businesses, and customers, and may include taxes and tariffs, as well as other non-tariff barriers, such as regulatory legislation and quotas. Trade liberalization entails reductions to these trade barriers in an effort for relatively unimpeded transactions.

One of the strongest arguments for free trade was made by classical economist David Ricardo in his analysis of comparative advantage. Comparative advantage explains how trade will benefit both parties (countries, regions, or individuals) if they have different opportunity costs of production.

Free trade can be contrasted with protectionism, which is the economic policy of restricting trade between nations. Trade may be restricted by high tariffs on imported or exported goods, restrictive quotas, a variety of restrictive government regulations designed to discourage imports, and anti-dumping laws designed to protect domestic industries from foreign take-over or competition.

Free trade is a term in economics and government that includes:
  • Trade of goods without taxes (including tariffs) or other trade barriers (e.g., quotas on imports or subsidies for producers)
  • Trade in services without taxes or other trade barriers
  • The absence of trade-distorting policies (such as taxes, subsidies, regulations or laws) that give some firms, households or factors of production an advantage over others
  • Free access to markets
  • Free access to market information
  • Inability of firms to distort markets through government-imposed monopoly or oligopoly power
  • The free movement of labor between and within countries

However, if you find the mark is wax or chewing gum then get a ice cube to solidify it and scrape it off the surface, but do this very smoothly as you do not want to damage the surface of the floor as well.
